The Pinnacle at Jackson Place is a 9-story, 192,000 sq ft office building to be constructed in the central business district of Jackson, MS. Pinnacle is the foundation of the renovation of the entire block. The block within the borders of Lamar, Capitol, Farish and Amite Streets will be transformed into a major urban center known as Jackson Place.

Embassy Suites Riverwalk

The project is the new construction of a 285 room Embassy Suites Hotel. The building will contain 16 floors above ground and 2 levels of parking, with 166 spaces, below ground. The hotel will feature a 7,000 square foot grand atrium, 2 restaurants and a 7,500 square foot ballroom. The subject property has been home to a variety of businesses and structures during the past 100 years. In the late 1880’s to the turn of the century it contained businesses such as a livery stable, carriage house and boarding house. After 1904 a large building containing a bowling alley and laundry was constructed at the corner of Houston Street and Soledad Street. In 1912, the White Star Laundry, which is still in business today in another location, had taken over the entire building. By the 1960’s, most of the original buildings had been demolished and replaced by a bank building on the north end of the property and parking on the south. The bank building was demolished in the late 1980’s and the entire site has been a parking lot since then. The surrounding neighborhood has suffered much the same fate. Numerous empty storefronts line the streets surround the property and office space in the area suffers from high vacancy rates. The Embassy Suites Riverwalk will be the anchor of a redevelopment of the Houston St. area which once hosted a thriving retail environment, but now is comprised of empty store fronts, parking lots, and graffiti.

Deco Building

The Deco Building will be the conversion of an abandoned warehouse into a mixed-use development and will have approximately 44,000 square feet of office and retail space and 40 residential apartment units. 20% of the residential units will be affordable to low-income persons. The building is part of the former Transpak warehouse facility located in Milwaukee’s fifth ward and is the second of five phases in the property owners plan to develop the facility into an ’Urban Village’ development with office, retail, and residential space.

Clemens Center

The Clemens Center, which has been in operation since 1977, is operated by Chemung County Performing Arts Inc., a 501(c)(3) nonprofit corporation located in Elmira, New York. The Clemens Center consists of the Powers Theater, a 1,608-seat proscenium theater, and Mandeville Hall, a 200-seat black box theater.

St. Charles Hilton

The St. Charles Hilton is a historic hotel located in New Orleans, LA. The renovated hotel has 250 rooms, a 500-seat Jazz theater, 2 restaurants, 15,000 sq ft of meeting space, and 100 parking spaces. This historic Masonic building was built in 1926. In the 1940s, it was converted to an office building for use by the United States Government. It was closed in the 1960s and remained vacant for over 30 years until acquired and converted to a hotel in 2002. It remained a hotel until the facility was closed following Hurricane Katrina when the first floor and basement flooded. The principal operating equipment, situated in the basement of the hotel, was flooded as a result of the hurricane. Most of the building sustained damage due to the associated damp conditions.

Orlando Data Center

The Orlando Data Center is a 129,257 square foot single story office/industrial building situated on 35 acres. The property, originally built in 1983, has been through several upgrades and was maintained by AT&T through 1983 as a data center. 84,569 square feet of the available space is raised floor area suitable for use as a data center. The remaining space is configured for office, shipping, and other uses. In 2003, the data center was closed, eliminating the employment opportunities that it had provided, and AT&T subsequently sold the building. The property has been vacant since that time.

Navy Yard at Noisette

The Navy Yard at Noisette was operated as a base by the U.S. Navy until 1995 when it was closed. The Charleston Redevelpment Authority then took control of the property and sold it to the borrower to be developed into a sustainable mixed use urban center. Among the objectives of the development are to encourage the integration of uses and a range of densities to establish a live/work/play urban environment. To date, the Borrower has completed the construction of the ¾ mile City-owned waterfront park and the renovation of a group of historic building known as Storehouse Row. The district originally consisted of storehouses and office space for naval officers. Many of the buildings on Storehouse Row have already been rehabilitated and are occupied. The developer is now working to rehabilitate a number of the remaining buildings as well as planning the use of the remaining space.

La Gran Plaza

Urban Development Fund has provided $15.6 million in financing to facilitate the redevelopment of La Gran Plaza, a 900,000 square foot regional mall and a 85,000 square foot office building in Fort Worth, TX. The property is located in a census tract with a 24.9% poverty rate and where the median income is 58.9% of the area median income. The area is designated for redevelopment by the City of Ft. Worth, is located in a CDFI Fund Hot Zone, and is in an SBA Hub Zone. Previously known as Fort Worth Town Center, the property was constructed in 1962 and extensively renovated in 1987. It is one of the oldest regional malls in the community, and has a variety of stores. La Gran Plaza currently offers a variety of entertainment, including a food court, an 8-screen Latin cinema, and a popular dance club.

Hood Commons

Hood Commons is a grocery-anchored shopping center which is currently only 72% occupied. The property includes 209,000 square feet of rentable retail space. Built in 1968 and renovated in 1989, the property has suffered from a high vacancy rate since 2002, when several tenants were forced to close their operations at this location. This vacancy has caused a decrease in traffic to the mall and has made it increasingly difficult for the remaining tenants to remain in this location.
